The Syndikat takes a financial stake in projects to prevent the future sale of property, a type of asset lock to ensure the common ownership. Simultaneously, the Syndikat promotes solidary transfer of wealth from more established initiatives to newer ones. This is a result of the observation that newer, more diverse groups usually have very little private capital, despite being able to reliably and indefinitely repay debts and slowly growing solidarity contributions via rent. Participation in this procedure is a condition for acceptance into the Syndikat.

The Mietshäuser Syndikat supports and advises initiatives with their financing and legal questions, but doesn't give capital itself. The Syndikat understands itself as a direct democractic network with nodes across Germany. An important instrument is a collectively governed "Solidarity fund" which stood at €220,000 in 2015. The houses in question are not property of the Syndikat, but of a separate Haus-GmbH (House LLC). The Haus-GmbH has two members: the Mietshäuser Syndikat GmbH and a legal association of the respective residents (Hausverein). The Hausverein and the Mietshäuser Syndikat GmbH have equal voting power as specified in the Haus-GmbH articles of incorporation, ensuring that the sale or legal transfer of ownership can only proceed with mutual agreement of both parties. Decisions on property use, such as allocation, design, financing and rent levels are the exclusive responsibility of the housing association, i.e. the people living there, within the framework of economic viability. The Mietshäuser Syndikat GmbH is in turn owned by the entirety of the house associations. The highest governing body is the general meetingof members, which takes place four times a year.

The Syndikat has its origins in the cooperative and politically left-wing spectrum and tries to realise the aims of the squatting scene, reflect insights from sociology and urban planning, and to deal socially and ecologically with money and land independently of big banks and the state. The central coordination point of the Syndikat is found at the "Grethergelände" in Freiburg, a complex with 100 residents, a cafe and the Radio Dreyeckland station, situated on the former site of the Grether & Cie. company.

Help needed regarding Solidarity Fund[edit]

The Solidarfond (Solidarity fund) is a central element to the MHS, but currently the article doesn't really cover it. I am struggling to understand (and find references for) where this fund is held, how the residents are contracted into contributing towards it, how it changes over time, and who decides how it's used. I am making inquiries, but if anyone knows better and has references, please let me know! DougInAMugtalk 16:31, 18 September 2022 (UTC)[reply]
