Added the line about the true valley size being closer to 12 square miles and the school district size being 157.21 square miles because it turns out the CDP is misleadingly small and using boundaries that no local person would use... which explains why people have been lately using this extremely small population number in my presence lately. I apologize for not adding a definitive reference link but the data is on maps buried many layers into form submits. I will try to get a reliable footnote.
