I guess what is meant by "recent immigrants" in this article is ...meaning the young white Canadian couples from outside the GTA.

Maybe there are a few white immigrants, from eastern europe but most immigrants are buying houses outside Toronto, and in the inner burbs, etobicoke, N. York, Scrb...most cant afford houses in boundries of former Toronto.

How nice to see my neighbourhood on wiki! A few little constructive quibbles:

Does it make sense to say a term was "recently coined" on an Internet site where that sentence is going to exist until someone else deletes it? If no one bothers, it's still going to say the same thing five years from now...or, for all the average reader knows, maybe the entry was written five years ago and the term is no longer "recently coined." Could the intro not be more specific?

If the houses and businesses immediately north of Danforth Avenue qualify, what about the houses between the train tracks and the Danforth? They seem to fall into some mystery zone. That's not to say that the description's inaccurate, but it seems odd to me.

Also, the sentence "And not only with the incomes, the housing types range from apartment buildings to single detached homes with a near equal split across most housing types" makes no sense. Perhaps it could say something like "Housing types are also mixed, ranging from apartment buildings..."

I hesitate to make these changes myself but think they're warranted.

Ahahaha I live in this neighbourhood, right by the new housing, and I don't live in them, but I dunno if it'd be accurate to say they are "shoddy"...
