Hello Nick, I was surprised and disappointed to see that my status had been blocked following the posting of my first Wikipedia article additions on [Strata Title] on the grounds that I am posting only for promotional purpose. The existing [Strata Title] article only explained Strata Title in the context of long term residential accommodation lettings and the software that the prior author had mentioned for this purpose being Stratamax. [Strata Title] however in Queensland Australia where it first originated is more commonly employed for short term holiday letting. So I wrote additions to explain the difference between holiday letting versus permanent letting, the role of the building manager in holiday letting and the rapid change that holiday letting managers have faced as online reservations have become their main source for reservation bookings. As [Stratamax] software was already in the article yet is not relevant for holiday lettings I cited software [HiRUM] and [HiSite] which has been in use for the last 20+ years for holiday letting and tried to keep anything I added to be in keeping with the existing article rather than promotional. My edits are all still there in the [Strata Title] article. I believe strongly in the informational and non-commercial tone of Wikipedia in order to explain and educate and I hope anything I added was true to that. As was the case with Stratamax I thought I would be expected to create a respective page for each of the other software elements. If there are any commercial aspects to what I wrote in the [Strata Title] article which are not in keeping with article I welcome your feedback Nick. As I am approaching 50 I hoped to be able to share knowledge in my later years including adding pertinent details to those Wikipedia articles where I have industry experience to share. This is what I added to the Strata Title article: Short-term letting, Long-term permanent letting and private units Short term or holiday letting can be for as brief as one day and often includes regular servicing arranged by the building manager. Units in the letting pool available for longer terms of 6 to 12 months may include little to no cleaning and servicing depending on the agreement with the building manager. Units excluded from the letting pool are managed privately and it is largely up to the unit owner to make arrangements for letting and servicing. In larger complexes it is not uncommon for the building manager to have a combination of holiday and permanent units in the letting pool. [edit]Resident Managers The management rights package for many complexes, particularly those in Queensland with a proportion of holiday letting, also includes a residential unit for the manager to live in on site. Organisations such as the Australian Residential Accommodation Manager’s Association (ARAMA) cater to the particular needs and challenges faced by resident managers including dealing with the body corporate and individual unit owners. [edit]Management Rights Letting Software Commercial software packages are available to deal with the requirements of resident managers with holiday and/or permanent letting units. The core capability of this software is to manage forward reservations and is commonly referred to as Property Management System (PMS) software. Resident Managers require a PMS that adheres to the particular requirements of Strata Title including Trust Accounting and meets Office of Fair Trading (OFT) principles. [edit]Commercially available Strata Title PMS software in Australia HiRUM Property Management System [edit]Online Bookings In addition to PMS software, the growth of online bookings, online travel agents (OTAs) and online distribution has brought about rapid change in the manner with which resident managers attract and manage unit bookings, particularly for holiday letting. Most Property Management Systems offer some form of online booking capability, displaying rooms and rates and accepting bookings online. Often this is via a “Book Now” button displayed on the property’s own website. Resulting bookings may drop directly into the PMS and the available pool of rooms reduced. Other booking sources and OTAs may also accept bookings from their allocation of rooms during this time, resulting in risk of overbooking the property. To avoid this the manager must regularly update the other channels with the latest quantities of available rooms to let for each date. Automation requires use of a piece of intermediate software to update all online OTAs, Distribution Channels and the property’s own online booking form with the latest availability. Channel Manager software provides this functionality. Updating the Channel Manager also remains a manual task unless also fully integrated with the PMS.
